Troubleshooting: No Heat
A lack of heat in your rental property can be a frustrating and uncomfortable situation, especially during colder months. However, here are a few troubleshooting steps you can take to identify and potentially resolve the issue.
Check the Thermostat
Does the thermostat display look normal, and are the batteries in the thermostat still working? Be mindful of corrosion issues and send us pictures as needed.
Is the thermostat set to heat? If not, adjust and allow for some time to let the furnace switch on.
Is the fan set to "auto," "on," or "off?" "On" means the fan will run constantly, causing cool air to still blow when the system isn't warming the air. "Auto" allows the blower to turn off when the system isn't actively heating. "Off" completely stops the fan from running.
Is there a pre-programmed thermostat setting affecting the schedule?
Check the Circuit Breaker
Does the furnace start when the thermostat says the heat is on? If not, check any breakers and reset as necessary.
If breakers aren't tripped, check for a switch near the furnace that controls the power.
Inspect the Heating Vents
Is there any debris blocking the heating vents from functioning correctly? Clearing vents of all debris or obstructing items can help heat circulate more effectively.
Check the Furnace or Boiler
If none of the previous steps have resolved the issue, it's time to inspect the furnace or boiler.
Locate the heating unit in your rental property, which is usually found in the basement, utility room, or a designated mechanical space.
Check if the unit is receiving power (look for any indicator lights) and if it is running. If the unit is not running, ensure that it is properly connected to a power source.
If you have a gas furnace, make sure the gas supply valve is open.
